I've worked with buyers moving to the Delaware coast for all kinds of reasons. Some are looking for a full-time home, others want a second home near the beach, and many are planning for retirement.
Whatever brings you here, I always like to start with a conversation. Once I understand what's important to you, it's much easier to focus on homes and communities that fit the way you want to live.

One of the first questions I like to ask buyers is a simple one:
What do you want your life to look like once you've moved?
Some people want to be able to walk to the beach, grab a coffee downtown, or head out to dinner without getting in the car. Others are looking for a little more space, a quieter neighborhood, or a community with amenities like a pool walking trails or a fitness centre.
You may be thinking about visiting family, grandchildren staying over, working from home, or simply finding a place where you can enjoy life at your own pace.
Every buyer is different, and that's exactly why every home search should be treated that way too.
What Makes Rehoboth Beach So Popular?
People choose Rehoboth Beach for all sorts of reasons. Some have been vacationing here for. years and decide it's finally time to b uy a place of their own. Others are relocating to the area or looking ahead to retirement.
Of course, the beach is one of the biggest attractions, but it's a lifestyle that keeps people here. The downtown area is easy to enjoy on foot, there are great local restaurants and shops, plenty of outdoor activities, and a real sense of community throughout the year.
It's easy to see why so many people decide to make Rehoboth Beach home.
Don't Limit Your Search Too Soon
It's quite common for buyers to tell me they're only interested in Rehoboth Beach. Sometimes that's exactly where they end up buying. But not always.
Once we've talked about what they're looking for, many decide to look at nearby communities like Lewes, Harbeson, and Milton as well.Each has its own personality and something different to offer. Depending on what's important to you, you may find a larger home, a newer community, or simply a location that feels like a better fit.
Keeping an open mind at the beginning often give you more choices and helps you find the home that's right for you.
Understanding Today's Market
People often ask me if there's a perfect time to buy. The honest answer is that it depends on your circumstances. The market changes throughout the year, and so does the number of homes available. Rather than trying to guess what the market will do next, I always encourage buyers to be prepared. Knowing what you're looking for and being ready when the right home comes along is usually far more important.

Before you start looking seriously, it's worth having a clear idea of what you're comfortable with spending.
If you'll be financing your purchase, speaking with a lender early in the process can help you understand your budget and give you confidence when you begin your search.
The goal isn't simply to find a home you love, it's to find one that's a comfortable fit for your finances too.

The purchase price is only part of the picture.
As you're planning your budget, it's worth remembering that there may also be ongoing costs, including:

- HOA fees
- Homeowners insurance
- Flood insurance, where required
- Utilities
- Routine maintenance
It's something to keep in mind as you compare different homes and plan your budget.

Before you begin scheduling showings, ask yourself the following:

- Would I rather have more space or be closer to downtown?
- What features are must-haves?
- Which features would simply be nice to have?
- Am I open to looking at nearby communities?
The clearer you are about what matters most, the easier it becomes to focus your search.
